Decking Fitted in Totley

Totley is the last of Sheffield before the Peak District, and a good number of gardens here back directly onto fields, woodland or open moor. That single characteristic changes what a deck should be more than anything else about the area.

If your garden has a view, the design starts with protecting it. A solid 1.8m fence along the back boundary makes a garden private and completely wastes what you actually bought the house for. On plots that back onto open ground we would normally suggest keeping the rear boundary low or open — post and rail, a lower panel, or glass balustrade where the deck itself is raised — and putting the privacy screening on the side boundaries where the neighbours actually are. It costs no more and it is the difference between a deck you sit on and one you look at from the kitchen.

The housing is mostly interwar and post‑war semis and detached, with generous plots by city standards, plus older stone properties towards Totley Bents and newer development around Totley Rise. Gardens tend to be long rather than wide, frequently falling away towards the bottom, and often with a mature boundary of established trees and hedging.

Where a garden runs to the moor edge, one practical point: the far end is usually the coldest, windiest and least used part of the plot. It is tempting to put the deck down there for the view, and sometimes that is right, but more often the answer is a deck near the house with the sight lines designed to carry down the garden.

Totley sits higher and more exposed than most of Sheffield, and gardens on the western edge feel it. Wind comes off the moors, frost sits longer, and rain arrives sideways often enough that it shapes how we build.

Exposure affects the frame, not just the comfort. Post depth, fixing choice and balustrade fixings all get specified for the conditions rather than to a standard spec. It is unglamorous, and it is the reason a balustrade still feels solid after ten winters instead of developing a slight give.

It affects material choice too. Timber on a cold, damp, shaded plot needs its treatment keeping up with, and on an exposed moor edge garden that is a real commitment. Composite removes that entirely, which is why a growing share of what we fit at this end of the city is composite rather than softwood. We will still recommend timber where the plot is sunny and free draining and the look matters more than the upkeep — it is a genuine choice, not a sales position.

Shelter is the other half of the answer. A slatted screen on the prevailing wind side, or a deck positioned in the lee of the house rather than out in the open, makes the difference between a space used from April to October and one used in July.

Totley falls under Sheffield City Council. Most decks need no application, but there are two considerations that come up here more than elsewhere.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings cover no more than half the land around the original house. On a long garden falling away from the house, a deck level with the back door can pass that threshold at its lower end.

Where there is a drop of more than 600mm from the deck edge, guarding is required under Part K of the Building Regulations, which is why any raised deck quote should include balustrades as standard.

The Totley‑specific point is proximity to the Peak District National Park boundary. Properties inside the park are subject to a different planning authority and tighter permitted development rules, and the boundary runs closer to some Totley addresses than owners expect.
