Hillsborough sits where the Loxley meets the Don, and the housing climbs away from that valley floor in every direction. The result is that a great many gardens here fall away sharply from the back of the house, are held in tiers by old stone retaining walls, or step down towards a rear lane.

That is precisely the situation decking solves better than anything else. Laying a patio on a slope means excavating, retaining and levelling ground, which is slow, disruptive and expensive. A deck does the opposite — a properly designed sub‑frame on adjustable supports spans the fall and gives you a flat, usable platform without moving the earth underneath it. On a garden that drops a metre across its length, that is often the difference between a space you use and one you look at.

The housing stock varies more than people assume. The dense Victorian and Edwardian terraces closer to Owlerton and Malin Bridge tend to have small, narrow rear yards where a compact deck the width of the property makes the whole space usable. Head up towards Wadsley and Wisewood and you are into interwar and post‑war semis with longer gardens, more room for a raised deck with steps and, often, a mature tree worth designing around rather than removing.

One practical point specific to the lower‑lying gardens near the two rivers: ground there holds moisture for longer. Where a garden stays damp, composite is usually the better long‑term choice, because it does not absorb water at ground level the way timber does. This is worth raising before you compare quotes, because it is the factor most likely to differ between them.

A good number of Hillsborough terraces have no side access at all. Every board, joist, bag of postcrete and barrow of spoil has to come through the house or along a shared rear ginnel. That is entirely workable — we do it regularly — but it adds hours to the job, and any quote that has not accounted for it is either going to rise later or is being done by someone who has not looked properly.

Parking is the other one. On the steeper terraced streets there is often nowhere to leave a van and trailer close to the property, which affects how materials get to the garden. Mention both when you enquire and we can price it accurately first time rather than revising afterwards.

Where there is a rear lane or side gate, the job is quicker and cheaper. It is genuinely worth a photo of the access route alongside the photos of the garden.

Hillsborough falls under Sheffield City Council for planning purposes. Most decks do not need an application, but there is a threshold that catches people out on sloping ground.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings do not cover more than half the land around the original house. On a Hillsborough garden that falls away from the house, a deck flush with the back door can easily stand well above 300mm at its far end — which is exactly the situation where permission may be needed. It is worth knowing before you settle on a design rather than after.

Separately, where there is a drop of more than 600mm from the deck edge, guarding is required under Part K of the Building Regulations. That is a safety requirement rather than a design option, and it is why any quote for a raised deck should include balustrades as standard.

Overlooking is the third consideration, and it matters on tightly packed terraced streets. A raised deck that gives a clear view into a neighbouring yard or window is the most common reason for an objection.
