Decking Fitted in Nether Edge

Nether Edge was built for Victorian Sheffield's professional class, and it still looks it — wide tree‑lined streets, substantial stone and brick villas, high boundary walls and gardens with a century and a half of planting in them. Much of the area sits within a conservation area, which is the first thing to establish before designing anything.

Conservation area status does not stop you building a deck. What it does is give the council more say over appearance and give additional protection to trees, where notice is generally required before work is carried out on them. On a Nether Edge plot with mature limes, sycamores or a copper beech, that is a live consideration rather than a theoretical one.

The gardens themselves tend to be enclosed by high stone or brick walls, often original and often in variable condition. We do not build decks that load an old boundary wall unless we are confident it will take it. Where a wall is bulging, leaning or losing mortar we design the frame to carry its own weight independently, and we say so at survey rather than after.

Ground here is generally deeper and better established than on a modern estate, which helps, but shade is the trade‑off. A walled Victorian garden with mature trees can be damp and slow to dry, which pushes us towards composite and makes ventilation beneath the frame more important than usual.

This comes up in Nether Edge more than anywhere else we work, and it is worth being upfront about because it can stop a job dead.

A large number of the bigger villas here have been converted into flats, and the garden that comes with them is frequently shared, or divided informally between residents in a way that does not match what the deeds actually say. If you are a leaseholder, the right to alter the garden usually sits with the freeholder or the management company, not with you, even where you have exclusive use of that part of it.

We are decking installers rather than solicitors, so we cannot tell you what your lease permits. What we can tell you is that we will ask before quoting on a shared or communal garden, and that written permission from the freeholder or management company is worth having before we start rather than after a neighbour objects.

The same applies to landlords, of which there are many here. If you are letting the property, a deck is a good way to make a tired garden usable and lettable — but specify for wear rather than for looks. Composite handles tenant turnover, neglect and a decade of nobody ever oiling anything far better than softwood does, and over two or three tenancies it usually works out cheaper.

Nether Edge falls under Sheffield City Council, and conservation area status is the local factor that matters most.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings cover no more than half the land around the original house. Conservation area status can restrict permitted development rights, and some properties are additionally covered by an Article 4 direction, which removes them further. It is worth checking your specific address rather than assuming the general rule applies.

Separately, where there is a drop of more than 600mm from the deck edge, guarding is required under Part K of the Building Regulations. Plenty of Nether Edge gardens step down from a raised ground floor, so this applies more often here than on a flat plot.

Trees are the third factor. Tree Preservation Orders are common in the area, and trees within a conservation area have protection regardless.
