Decking Fitted in Chapeltown

Chapeltown grew up around the Thorncliffe ironworks and the collieries north of the city, and the housing still carries that history. Rows built for the works, then decades of post‑war estate development, then the newer housing that has filled in around Thorncliffe and Burncross since the industry went.

What that mix gives you, unusually for Sheffield, is a lot of gardens that are close to level and easy to get to. Compared with the west of the city, where nearly every plot falls away and half the terraces have no side access, Chapeltown is straightforward. Driveways, side gates, room to park a van near the house.

That is worth money and it shows up in the quote. A ground level deck on firm, flat ground with a side gate to wheel materials through needs less sub‑frame, no retaining, no steps, no balustrade and fewer hours of carrying. It lands at the lower end of the range rather than the upper, and it is one of the few areas where we can say that before seeing the garden.

The older estate gardens tend to be long and narrow with the original fence lines, many of which are now at the end of their life. This is worth raising honestly, because it comes up around here and most quotes never mention it.

Parts of north Sheffield sit on land with an industrial and mining past, and gardens on former works or colliery land can throw up made ground — fill material rather than natural subsoil, sometimes with brick, clinker or slag through it. It is not dangerous and it does not stop us building, but it does affect how a frame is supported, because made ground does not always bear load as predictably as undisturbed subsoil.

In practice it means we check what we are digging into before setting posts, and where the ground is variable we spread the load differently rather than assume. If we find something at survey that changes the approach, we will tell you then and price it, rather than discovering it once the boards are on order.

Drainage is the related point. Made ground and compacted estate gardens can hold water at the surface, and a deck built tight to wet ground without airflow underneath will not last. Proper ventilation beneath the frame is standard on every deck we build, and it matters more here than in a free draining garden. Where a plot stays damp we would normally steer you towards composite rather than timber.

Chapeltown falls under Sheffield City Council. Most decks here need no application at all, and the flatter ground works in your favour.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings cover no more than half the land around the original house. On the level or near level gardens common around Chapeltown, Burncross and High Green, most ground level deck designs sit comfortably inside that — which is one reason a simple platform is such a common answer up here.

Where a garden does fall away, or where you want a raised deck off a back door that already sits high, the threshold becomes relevant. And where there is a drop of more than 600mm from the deck edge, guarding is required under Part K of the Building Regulations, so a raised deck quote should always include balustrades.
