Decking Fitted in Dore

Dore is one of the older parts of Sheffield to keep its village character, and the gardens reflect that. That single fact shapes most of what we design here. A mature beech, oak or copper beech in the middle of a garden is not an obstacle to be removed; it is usually the best thing in the plot and the reason the house was worth buying. We design decks around trees rather than through them — cutting the platform to leave a generous collar around the trunk, keeping the frame clear of major roots, and using adjustable supports rather than mass concrete wherever we can, so the root plate is disturbed as little as possible.

It is worth being aware that trees in Dore may be protected. Sheffield City Council can confirm whether a specific tree carries a Tree Preservation Order, and separately, parts of Dore fall within a conservation area, where trees are given additional protection and notice is generally required before work is carried out on them. Hidden clip fixings so there is no line of screw heads running across the boards. Balustrade posts spaced evenly rather than wherever the frame happened to land.

Where a garden steps down in tiers, which many do here, a split‑level deck usually reads better than one large platform — it follows the ground rather than fighting it, and it gives you distinct spaces for eating and sitting. Those take longer to build and we will say so at quote stage rather than discovering it halfway through.

Dore falls under Sheffield City Council. Most decks need no application, but there are two local considerations worth raising early.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings cover no more than half the land around the original house. On a tiered or sloping Dore garden a deck level with the house can exceed that at its lower end.

Where there is a drop of more than 600mm from the deck edge, guarding is required under Part K of the Building Regulations, which is why a raised or split‑level deck quote should always include balustrades.
