Decking Fitted in Killamarsh

A great many Killamarsh gardens came with a large concrete or slabbed patio, laid decades ago and now cracked, stained, uneven or simply the wrong shape for how the garden is used. Breaking it out is heavy, dirty, expensive work and generates a skip's worth of spoil that has to leave the property.

In a good number of cases you do not need to. Where a concrete base is sound and reasonably level, a deck can often be built straight over it — and that removes the single biggest cost item from the job. No excavation, no breaking out, no disposal, and a base that is already firm and load bearing.

There are conditions, and we will be straight about them at survey. Height is the first. Building over an existing slab raises the finished deck level, and if the slab already sits close to a damp proof course or a door threshold, there may not be room. Drainage is the second. Water has to be able to get away from beneath the deck rather than pool on the concrete, so we check the fall and make sure the perimeter is not sealed. Airflow is the third — a deck laid tight onto concrete with no ventilation underneath will not last, whatever the boards are made of.

Where a slab is badly broken, heaving, or falls the wrong way, building over it just hides a problem. In that case we will tell you it needs to come out and price it properly rather than quietly deck over the top and let you find out in five years.

Killamarsh is in Derbyshire, and for planning it falls under North East Derbyshire District Council — not Sheffield, despite Beighton sitting barely a mile away on the other side of the boundary and despite most local traffic heading into Sheffield. It is the sort of detail that only matters once, and then matters a lot.

The village grew with coal and the Chesterfield Canal, and the housing runs from older terraced and stone properties in the centre through post‑war estates to substantial recent development around the edges. Gardens are generally flatter than the Sheffield side of the boundary, which makes ground level decking straightforward and keeps costs at the lower end.

Plots towards Rother Valley Country Park and the canal sit on lower ground, and those gardens hold moisture longer. Where a plot stays damp we would normally steer you towards composite rather than timber, and ventilation beneath the frame matters more than usual. It is also worth checking your own flood risk position before investing heavily in the lowest part of a garden near a watercourse — we build decks and are not flood risk assessors, but the Environment Agency publishes that information by address and it is free to look up.

On the newer developments, be aware that restrictive covenants or estate management rules can govern what is built in a garden, entirely separately from planning. Those sit in your deeds rather than with the council.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings cover no more than half the land around the original house. This is the rule to watch if you are decking over an existing patio, because building over a slab raises the finished level — a deck that would have been well within the threshold laid at ground level can sit closer to it once it is on top of 100mm of concrete.

Where there is a drop of more than 600mm from the deck edge, guarding is required under Part K of the Building Regulations.
