Decking Fitted in Ranmoor

Ranmoor is Victorian Sheffield at its most substantial — large gritstone villas built for the city's industrialists, set in mature gardens on the slopes above the Porter valley. Beautiful houses, and structurally a different proposition from a modern brick semi.

The usual way to build a raised deck against a house is a ledger board — a timber rail bolted to the wall, carrying one edge of the frame. On modern brickwork with a known cavity construction, that is routine. On a Victorian gritstone villa it frequently is not the right answer, and we would rather explain why than quietly do it anyway.

Solid stone walls are not consistent. Coursing varies, mortar can be soft lime rather than cement, and the outer face is not always as thick or as well bonded as it looks. Bolting a loaded timber into it risks poor fixings, cracked stone, or a slow loosening that nobody notices until something moves. It can also carry water into the wall at the fixing line if the detail is not right.

So on most Ranmoor jobs we build free‑standing. The frame carries its own load on its own posts and footings, sits close to the house rather than fixed into it, and leaves the building alone entirely. It uses a little more timber and it is the right way to do it. Where a property is listed — and several here are — fixing into the fabric can require consent in any case, which makes free‑standing the sensible route as well as the safe one.

Ranmoor falls steeply towards the Porter, and the gardens go with it. Long plots dropping away from the house, held in tiers by stone retaining walls, with mature trees that were planted when the houses were built.

That is decking territory rather than paving territory. Terracing a steep garden means excavation, retaining and a great deal of spoil to remove — and on a plot where the only route out is through the house, that spoil becomes the most expensive part of the job. A raised deck spans the fall instead and leaves the ground where it is.

The retaining walls need the same treatment as the house. We do not build decks that load an old retaining wall. Where one is bulging, leaning or losing mortar, the frame stands independently and carries its own weight, and we say so at survey.

Access is the recurring practical problem. Many of these properties have long driveways, gated entrances, steps down to the rear, or no vehicle access to the garden at all. Send a photo of the route in alongside the garden photos — on a Ranmoor job it is frequently the single biggest variable in the price, and we would far rather price it accurately than revise on arrival.

Mature trees are common and some will be protected. We design around them, keeping frames clear of major roots, and where a design would involve touching a significant tree we will tell you to check for a Tree Preservation Order first.

Ranmoor falls under Sheffield City Council. Three local factors matter more here than in most of the city.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings cover no more than half the land around the original house. On a garden falling steeply from the house, a deck level with the rear door will comfortably exceed that at its outer edge — which is exactly the design that works best here, so it is worth establishing the position before committing.

Where there is a drop of more than 600mm from the deck edge, guarding is required under Part K of the Building Regulations. On a steep Ranmoor plot that applies to virtually any raised deck.

The three local factors are conservation area status, which applies to parts of the area, listed buildings, which are more common here than elsewhere and can require consent for work affecting the building or its setting, and Tree Preservation Orders.
