Decking Fitted in Mosborough

Mosborough is really two places. There is the old village, with its conservation area and older stone and brick properties, and there is everything built around it from the 1970s onwards under the Mosborough Townships plan — Westfield, Waterthorpe, Halfway, Owlthorpe and Sothall.

Those estates were designed on principles that were fashionable at the time and have consequences we deal with almost every week. Pedestrian routes were separated from vehicle routes, so a good number of houses front onto a footpath with parking courts or garage blocks behind. Gardens are generally compact and rectangular, boundaries sit close, and cul‑de‑sac layouts mean the nearest place to leave a van is not always near the house.

That matters more for a decking job than people expect. Every joist, board and bag of postcrete has to travel from wherever we can park to wherever the garden is, and on a Townships estate that can be a genuinely long carry. It is entirely workable and we do it constantly — but it is hours, and any quote that has not accounted for it will either rise later or has not been thought through.

Tell us where you can park and how the garden is reached when you enquire. A photo of that route alongside the garden photos lets us price it properly first time. Where there is a side gate and a driveway, the job is quicker and cheaper, and we will say so.

Most Townships gardens are modest, level or near level, and enclosed by fencing on both sides. That is actually a good starting point for decking, and it changes what the right answer looks like.

Flat, firm ground means a ground level deck with no retaining, no steps and no balustrade, which takes a substantial slice out of both labour and materials and puts a job at the lower end of the range. It is one of the few parts of our patch where we can say that before seeing the garden.

The design question is proportion. On a small plot, a deck that swallows the whole garden rarely looks right, and it removes the contrast that makes the deck feel like a room. We would usually suggest covering somewhere between a third and a half of the space, keeping some lawn or planting, and running the deck the full width of the house so it reads as deliberate rather than as a square dropped in the middle.

Because boundaries sit close on these estates, screening frequently comes up at the same time — a slatted panel on the overlooked side rather than raising the whole fence line. Mosborough falls under Sheffield City Council — worth stating plainly, because neighbouring Eckington and Killamarsh are in Derbyshire under a different authority, and the boundary runs closer than many residents realise.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings cover no more than half the land around the original house. On the flat Townships gardens most ground level designs sit comfortably inside that, and the half‑the‑garden rule is the one more likely to bite on a compact plot — another reason not to deck the whole thing.

Where a garden does fall away, or a back door already sits high, a drop of more than 600mm from the deck edge means guarding is required under Part K of the Building Regulations. Balustrades should be in the quote as standard in that case.

Two local points. Old Mosborough village is a conservation area, which can affect what is permitted for properties within it.
