Decking Fitted in Fulwood

Fulwood has some of the largest domestic gardens in Sheffield — substantial detached houses on generous plots, running up towards Lodge Moor, Ringinglow and the moor edge. On a garden that size, a single deck outside the back door frequently looks lost.

The better approach on a large plot is usually zones. A deck near the house for eating, with the kitchen close by. A second, quieter seating area further out, positioned for evening sun rather than convenience. Something structural at the far end — a garden room or office, a covered space, or simply a platform under a mature tree. Connected by paths and steps, so the garden becomes a series of places rather than one large lawn with furniture on it.

That is a different conversation from a single measurement, and it is worth having properly. We will walk a large garden with you and talk through what each area would be for and when you would actually use it, before anything gets priced.

Doing it as one scheme rather than three visits over five years also matters practically. The same board range, the same colour, the same detailing throughout, built by the same team — and materials bought once rather than three times, with the second and third phases never quite matching the first because a range has been discontinued in the meantime.

Fulwood runs from comfortable suburb to genuinely exposed within a couple of miles, and the difference matters. Gardens at the upper end, towards Lodge Moor and Ringinglow, sit high and open with weather that a sheltered plot lower down never sees.

Exposure affects the build, not just the comfort. Post depth, fixing choice and balustrade fixings get specified for the conditions rather than to a standard spec, and screening becomes a design element rather than an afterthought. An open deck on a high Fulwood plot without any wind break can be genuinely unpleasant for much of the year — and building shelter in from the start costs far less than retrofitting it.

Lower down, the Porter valley gives the opposite problem: sheltered, wooded, damp, and slow to dry. Gardens backing onto the Porter Brook or the woodland corridor hold moisture, and mature trees add shade on top. That pushes us towards composite and makes ventilation beneath the frame more important than usual.

Mature trees are a common feature across the area, and some will be protected. We design decks around trees rather than through them, keeping frames clear of major roots and using adjustable supports rather than mass concrete where we can. Where a design would involve touching a significant tree, check for a Tree Preservation Order first — Sheffield City Council can confirm.

Fulwood falls under Sheffield City Council. Most decks need no application, but two points are worth flagging on large plots specifically.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings cover no more than half the land around the original house. On a large Fulwood garden the half‑the‑garden rule is rarely a constraint, which is one reason multi‑zone schemes work well here — but the 300mm height limit applies to every raised platform in the scheme, not just the main one.

Where there is a drop of more than 600mm from the deck edge, guarding is required under Part K of the Building Regulations. On a sloping plot with several levels that can apply in more than one place.

Two local factors. Properties at the western edge sit close to the Peak District National Park boundary, where a different planning authority and tighter rules apply, and the line runs closer to some addresses than owners expect. And Tree Preservation Orders are common across the area.
