Decking Fitted in Dronfield

Dronfield sits between Sheffield and Chesterfield, and although a great many people here work in Sheffield and think of it as a Sheffield suburb, Dronfield is in Derbyshire and falls under North East Derbyshire District Council. If your deck ever needs planning permission, that is who you deal with — not Sheffield City Council. It is the single most useful thing to know before you start.

The town splits into distinct parts, and each wants something different from a deck. Old Dronfield, around the church and the High Street, has the stone‑built older properties and a conservation area, with smaller enclosed gardens and stone boundary walls. Gosforth Valley is the large estate built out from the late 1960s onwards — long, narrow rear gardens sloping towards the valley, timber panel fencing, and planting that has now had fifty years to mature. Dronfield Woodhouse and Coal Aston mix post‑war semis with newer detached housing and generally larger plots.

The Gosforth Valley gardens are where we do most of our work here, and they share a pattern: a fall away from the house, a narrow width, and a fence line close on both sides. A deck the full width of the plot, built level off the back door with steps down, usually makes far more of that shape than trying to terrace it. It also gets you above the damp lower end of the garden rather than trying to drain it.

Mature is the polite word. What it usually means in practice is that the garden has had several owners, several ideas, and a certain amount of buried history.

Old concrete is the most common one. Post bases, a former shed base, the footings of a greenhouse or a long‑removed patio — all of it still under the turf, and all of it in the way of a post hole. We do not charge extra for the occasional obstruction, but where a garden turns out to be substantially concreted below the surface we will tell you and price the breaking out separately rather than absorb it quietly and rush the frame.

The second is an old deck that has already failed. Dronfield has plenty of timber decking put down fifteen or twenty years ago, and a fair amount of it is now soft at the frame. Before quoting a replacement we lift a board and look underneath — if the joists and posts are sound, you may only need new surface boards, and switching those to composite on the existing frame is a genuinely cheaper route to a low maintenance deck.

The third is trees that were small when they went in. A conifer screen planted in the 1970s is now a serious root system. We design around it rather than through it wherever we can.

As above, Dronfield comes under North East Derbyshire District Council. The permitted development rules themselves are national and identical, but the authority you contact is not the one most people assume.

Decking is generally permitted development provided the platform sits no more than 300mm above existing ground level, and that it and other buildings cover no more than half the land around the original house. On a Gosforth Valley garden falling away from the house, a deck level with the back door will often exceed that at its lower end, so it is worth establishing before the design is settled.

Separately, where there is a drop of more than 600mm from the deck edge, guarding is required under Part K of the Building Regulations. That is a safety requirement rather than an optional extra.
